1. Definitions
- Service / Services: The residential plumbing work provided by Lancar Bumi as described on our website โ tap replacement, drain and trap combined service, and two-bathroom plumbing refresh.
- Client / You / User: Any person who contacts Lancar Bumi for a service enquiry, makes a booking, or engages our services.
- We / Us / Our: Lancar Bumi, operating from 51, Jalan Genting Klang, 53300 Kuala Lumpur, Malaysia.
- Agreement: These Terms and Conditions together with any booking confirmation exchanged between you and us.
- Website: The site operated at lancarbu.pro.
2. Acceptance of Terms
By using our website or making a service enquiry or booking, you confirm that you are at least 18 years of age and have the legal capacity to enter into a service agreement. If you are acting on behalf of a property owner, you confirm that you have authority to do so.
These terms apply to all enquiries, bookings, and services provided by Lancar Bumi.
3. Service Description and Availability
Lancar Bumi provides three defined residential plumbing services in Kuala Lumpur and surrounding areas:
- Tap Replacement Service โ RM 250
- Drain and Trap Combined Service โ RM 320
- Two-Bathroom Plumbing Refresh โ RM 1,460
Services are available Monday to Saturday, 8:00 am to 6:00 pm. We do not provide emergency or after-hours call-out services, though we do maintain a WhatsApp line for urgent enquiries outside office hours.
Geographic coverage is primarily Kuala Lumpur. Clients outside this area are advised to confirm availability before booking.
4. Client Responsibilities
- Provide accurate information about the plumbing issue and property when making an enquiry
- Ensure reasonable access to the work area on the day of the visit
- Ensure that any fixtures or taps you wish us to install are present at the property on the day of the visit (for jobs where the client is supplying fixtures)
- Notify us promptly of any change to the agreed scope before or during the visit
- Not interfere with work in progress without first discussing with the attending plumber
5. Service Delivery Terms
Scope: The service performed will match the scope agreed at the time of booking. Any additional work identified on-site will be discussed with you before proceeding. No additional charges will be incurred without your agreement.
Completion test: All services include a flow test on completion. Payment is collected after you have confirmed the work is in order.
Scope changes: If conditions found on-site โ such as corroded fittings, non-standard pipe sizes, or structural access issues โ require a change in approach, we will explain this clearly before continuing. You are not obligated to proceed with modified scope.
Scheduling: We will confirm your visit window in advance. We aim to keep to the agreed window. If we are significantly delayed, we will notify you by phone or WhatsApp.
6. Payment Terms
Currency: All prices are in Malaysian Ringgit (RM).
Payment methods: Cash, bank transfer, or DuitNow QR, collected on completion of the job.
When payment is due: Payment is due after the job is complete and you have confirmed the work is satisfactory. We do not require upfront payment or deposits.
Cancellations: You may cancel or reschedule a booking with at least 24 hours' notice at no charge. Cancellations with less than 24 hours' notice, where our team has already been dispatched, may incur a RM 50 call-out recovery charge.
7. Intellectual Property
All content on our website โ including text, images, and design โ is owned by or licensed to Lancar Bumi. You may not reproduce, copy, or distribute any part of the website without our written consent.
8. Disclaimers
We provide services with reasonable skill and care based on the information available to us at the time of the visit. However, we cannot be responsible for:
- Pre-existing damage to pipework, fittings, or surfaces not caused by our work
- Issues arising from fixtures or components supplied by the client that are incompatible with existing pipework
- Defects in fixtures or materials not sourced or recommended by us
Our website is provided for information purposes. Service descriptions are accurate to the best of our knowledge but may not cover every variation in property configuration.
9. Limitation of Liability
Our liability to you arising from any service or booking is limited to the amount paid for the specific service in which the issue occurred. We are not liable for indirect, consequential, or special damages, including loss of use of a property or fixture, unless caused by our proven negligence.
Nothing in these terms excludes liability for death, personal injury, or fraud caused by our negligence.
10. Termination
Either party may cancel a booking before work commences, subject to the cancellation terms in Section 6. Once work has started, cancellation is not applicable to the portion of work already completed.
We reserve the right to decline or end a service visit if access is unreasonably restricted, if there is a safety concern, or if the scope described at booking is materially different from what is found on-site.
11. Indemnification
You agree to hold Lancar Bumi harmless from any claims, losses, or expenses arising from inaccurate information provided at the time of booking, or from interference with work in progress without prior agreement.
12. Dispute Resolution
Governing law: These terms are governed by the laws of Malaysia.
Jurisdiction: Any disputes arising from these terms shall be subject to the jurisdiction of the courts of Kuala Lumpur, Malaysia.
Informal resolution: We encourage clients with concerns to contact us directly at [email protected] before pursuing any formal process. Most issues can be resolved through direct communication.
Consumer protection rights under the Malaysian Consumer Protection Act 1999 are not affected by these terms.
13. General Provisions
- Entire agreement: These terms, together with any booking confirmation, constitute the full agreement between us for the relevant service.
- Severability: If any part of these terms is found to be unenforceable, the remaining parts continue in full effect.
- Waiver: Failure to enforce any part of these terms on one occasion does not waive our right to enforce it on another.
- Assignment: You may not assign your rights under a booking to another party without our consent.
14. Changes to These Terms
We may update these terms from time to time. Changes will be posted on this page with an updated effective date. Continued use of our services after changes are posted constitutes acceptance.
